Preparing your home for sale

The first thing you’ll need to identify is why you want to sell: Are you looking to expand? Are you relocating? Are you an empty nester looking to downsize?  All of these questions will come into play during the sale of your home.

Ready to Sell Your Home

This is the time you’ll need to take a step back and assess your home.  This is a big key in the home selling process.  It may help to put yourself in a potential buyers shoes and pretend you are walking through a home for the first time and ask yourself, “what would I not like to see” and “what would I like in a home”.

It’s time to clean up windows, dirty walls, chipped paint, broken doors, any broken aesthetics.  Also, clean up and get rid of clutter in the house and garage.  Doing these will help improve the sellability of your home!

Determining Your Property Value

There are a number of factors that go into determining the value of a home.  It is fair to start by comparing the home vs. other homes in the area similar to yours and the asking price of those homes.  Also, supply and demand play a large factor in the sale of your home.  Is there  a number of homes for sale at the given time or are there very few homes for sale?  Does your home have curb appeal and what is your home near?  There is no cut and dry selling price.  Negotiations will take place, sellers negotiate price with the buyers,  sometimes splitting costs or offering different allowances to the buying party.

Negotiating The Offer 

This negotiating process at times can seem all to complicated.  However, if you are equipped with the right agent all of this can be made hassle-free.

During the negotiating process of the sale of a home, the seller can choose to react in one of three ways.

  1. Accept the buyer’s proposed offer
  2. Decline the buyer’s offer
  3. Make a new counter-offer to the proposed offer
